FAQs

Straightforward answers for buyers, sellers,
and agents in NWA and SWMO.

Typically three to four hours, depending on the size, age, and condition of the home. Many inspectors brag about getting through a house in one to two hours, but speed isn’t our priority. We take pride in being thorough. You’re paying for a service, and it matters to us that you get the value, detail, and care you’re paying for.

Your inspection report is usually delivered the same day, but always guaranteed within 24 hours. While some inspectors take longer, we keep turnaround tight without sacrificing detail. A fast, accurate report gives you the information you need to make confident decisions on timelines that matter in a real estate transaction.

You’re welcome to be present for the inspection, though it isn’t required. Most clients prefer to arrive during the final hour. This gives me time to complete the full home inspection efficiently and thoroughly, then walk you through the findings in person. If you can’t make it, your report will include detailed photos, explanations, and clear recommendations so you don’t miss anything important.

I use modern, professional-grade tools to get a clear picture of the home’s condition. This includes thermal imaging to identify temperature anomalies, moisture meters for potential water intrusion, gas leak detection, outlet and electrical testers, and other noninvasive inspection equipment. These tools help confirm issues without damaging the home, giving you accurate information you can trust.

A full home inspection covers all major systems and accessible areas of the property. This includes the roof, attic, exterior, interior, foundation, crawlspace, HVAC systems, plumbing, electrical components, doors, windows, and built-in appliances. If an area is safely accessible and part of a standard home inspection, I check it. The goal is to give you a complete, accurate understanding of the home’s condition.

I walk roofs when it’s safe to do so. Wet surfaces, steep slopes, brittle materials, or unsafe access can make a roof too risky to walk. When that happens, I use alternative methods including ladders, drones, binoculars, and high-resolution photography to inspect the roof thoroughly without causing damage. The goal is always a complete, accurate roof evaluation performed safely and responsibly.

Yes. If a crawlspace is safely accessible, I inspect it. Crawlspaces take extra time and equipment, and they aren’t included in standard square-footage pricing, so they do carry an additional fee. Even so, they’re one of the most important areas to evaluate. I check moisture conditions, structural components, vapor barriers, insulation, plumbing lines, electrical runs, and ventilation.
If access is blocked or unsafe due to standing water, limited clearance, or hazards, I document the conditions and explain what can be evaluated once access is made safe. When I can get inside, you’ll know exactly what’s happening under the home.

I don’t make buying decisions for clients, but I give you the clear, objective information you need to make the right call. My job is to document the home’s condition, identify issues, and explain the concerns in plain language. I’ll tell you what’s significant, what may need repair, and what to keep an eye on, but the final decision stays with you and your agent. With a detailed inspection report, you’ll have everything you need to make a confident decision.

Yes. A pre-listing inspection is one of the smartest steps you can take as a seller. It gives you a clear understanding of the home’s condition before it hits the market and helps you address issues on your own timeline. Your listing agent can also use the inspection findings to advise which repairs are worth tackling, price the home accurately, and manage buyer expectations from the start. Buyers appreciate transparency, and homes with pre-listing inspections can often move smoother through the contract process.

If you’re selling, taking care of obvious issues before the inspection can help the process go smoother and reduce buyer pushback. Simple repairs like plumbing leaks, damaged fixtures, missing covers, or faulty outlets can make a big difference in how the home presents. A pre-listing inspection can also help you prioritize what’s worth fixing and what isn’t. The goal is to give buyers fewer surprises and keep negotiations on your terms.

Yes. I offer reinspections after repairs are completed. A reinspection confirms whether the documented issues have been corrected properly and safely. Because it requires a return trip and a second evaluation of the areas involved, reinspections MAY carry a small additional fee. I also require documentation or receipts showing who performed the repairs and what was done so the follow up can be accurate and efficient.

No. A home inspection does not pass or fail a property. My job is to evaluate the home’s condition, identify defects, and report safety concerns based on visible and accessible areas. I document what I find so you understand the issues clearly, but the home itself isn’t graded or scored. You and your agent decide how the findings impact negotiations, repairs, or your buying decision.

Yes. I am a licensed Arkansas home inspector and carry full professional liability and general liability insurance. Licensing ensures your inspection follows state standards, and proper insurance protects you throughout the process. You’re hiring a professional who meets all state requirements and operates with the coverage you should expect from a qualified home inspector.

I provide home inspections throughout Northwest Arkansas and Southwest Missouri. This includes Benton County, Washington County, and surrounding communities, along with the nearby Missouri border towns. If you’re in NWA or SWMO, you’re in my service area. I travel where buyers, sellers, and agents need a thorough, reliable home inspection.

You can schedule a home inspection online, by call, or by text, whichever is easiest for you. Most clients prefer texting for quick availability checks, but all three options work the same. Once your appointment is confirmed, I’ll send the inspection agreement and details so everything is ready to go. Booking is fast, flexible, and designed around your timeline.

I accept all major credit and debit cards, digital payments, cash and checks. Payment is due before the report is released. Most clients choose to pay online for convenience, but any listed method works. Everything is processed securely so the inspection and report delivery stay smooth and on schedule.
